Standard Estimates:
Using our standard estimating process Cairn works hand in hand with the Architect/Designer and Client to ensure aesthetics are enhanced while suggesting and working towards the most practical value engineering options. Our standard and most useful process for estimating is described below in two phases:
Phase
One:
Preliminary Estimate
This is the first stage in the estimating process. Cairn conducts a site walk through with the Client and/or Architect/Designer to gain an understanding of the scope of the Project. Often only preliminary drawings will be available at this time. Cairn prepares an overall 'best guess' or ballpark price based on the preliminary drawings, various Q&A with the Client and AIA/Designer, and a set of assumptions about the particular detailed aspects of the project.
Overall, this preliminary pricing phase gives the Client a reasonable forecast of what overall construction costs will be, and thus enables them to refine or rethink scope with the Architect/Designer, before final construction drawings are issued.
Phase
Two:
Final Contract
During this final stage of Contract preparation, Cairn will work with a completed set of construction drawings, which are specific and detailed. Cairn will conduct a number of site walk-throughs with our various subcontractors, to refine pricing on specific areas of work. Cairn then prepares a detailed final Contract for the Client. Our final Contract will also describe our schedule and availability. Once the Client is satisfied and the Contract is signed, work can begin.
Time
and Materials:
This is another option for conducting your project. In our past experience the T&M process has worked extremely well for all parties involved.
Advantages of ‘Open Book’ T&M Projects
In our past experience this process has worked extremely well for all parties involved, for the following reasons:
Cairn has used this standardized T&M system very successfully on a number of projects in the past, and feel it has eliminated much of the ‘job creep’ and price increases associated with projects bid months in advance of work commencing.
It also allows for flexibility for change throughout the entire project.
The T&M process enables the Homeowner to choose a Contractor and hold them on a start date and schedule (see schedule section below).
This process allows for entire elements of the project to be subcontracted independently by the Client.
Projects utilizing a T&M process eliminate the need for extra work orders (EWO’s) and facilitates more freedom for the Client and Architect.
